Lake Forest Real Estate Market Update - Jan 2019

Each month I analyze the real estate market data for Lake Forest of Daphne and post them to this site.  This should help both buyers and sellers for Lake Forest, helping them make a more informed decision regarding their transaction.

For those who are unfamiliar, Lake Forest is a huge neighborhood so you should expect to see real estate market data results that is far greater than other areas.  So, let’s go!

Homes on the Market in Lake Forest

You can see from the image above that there are 29 homes for sale at modest prices.  The largest home has 3,190 square feet and is priced at $289,000.  The smallest has 1,613 square feet and is priced at $145,000.  At $92 per square foot, Lake Forest offers some of the best real estate deals in Baldwin County.

Homes Sold in Lake Forest

With 21 closings in the last 60 days, Lake Forest continues to be one of the most active neighborhoods in Baldwin County.  This, I may add, is also during the off-season.

There are many styles, sizes, and price points in this neighborhood.  The largest home sold had 3,234 square foot and sold for $282,000.  The smallest home that sold in the last couple of months had 900 square feet and sold for $84,500.

From these 21 homes that sold, the average price per square foot was $92 and the listing to selling price ratio was 98%.  Lake Forest is in a razor thin buyer’s market with just an average of 2% margin between selling price and list price.

What’s incredible is that these properties sold in an average of 38 days.
